Pros and Cons of Living in Rancho el Dorado in Maricopa AZ

Pros:

  • Easiest access in and out of Maricopa making an easier commute into the valley.
  • Beautiful subdivision that has a lake, fountain, palm trees, parks, basketball courts, and a top notch golf course.
  • It has it’s own restaurant within the subdivision at the golf course called The Silver Spur Grill.
  • Low HOA fees.

Cons:

  • One of the first of the “subdivision homes” in Maricopa so many of the homes are older than others in town (built between 2002-2003).
  • The big wash that runs straight through the middle of the subdivision gets flooded sometimes after heavy rains so you need to take a detour to get out of the subdivision.  More about it at that link along with great video!  The wash also sometimes gives off an odor of sewage as you cross over it.

You may be looking to get a great deal on a house in Rancho el Dorado by seeking out foreclosures.  Since I live and work in Rancho el Dorado I know much about its real estate market.  Sometimes you can get a good deal, but sometimes not.  A lot of research should be done to investigate the value of the foreclosure you may be interested in by checking recently sold prices, the condition of the home, average price per square foot on comps, etc.  I can do that research for you to make sure you are happy with the home you are thinking about purchasing.

With foreclosures, you are dealing with a bank instead of an actual seller who lived in the house.  How does this affect the home buying process?  Not much.  It’s pretty much the same except for a few small things.  Above is a list of all of the foreclosure homes for sale in Rancho el Dorado in Maricopa, AZ up to date by my MLS.  If you happen to click it and see no results, make sure you keep trying back to see if any new ones hit the market.  Or if you prefer, I can set you up with a customized search that will email you new listings as they hit the market.  If you are interested in that, please contact me at the information below.

If you see any foreclosures you like, let me know and we can set up a showing.  I’d be happy to help you in the home buying process from start to finish.
