If you are looking into buying a home in Maricopa Arizona or if you see a home for sale that you are interested in, you will want to check to see if it is in a flood zone.  Well, all homes are actually in a flood zone but it depends on what risk level it is at.  If it is there may be some unexpected expenses that you will be responsible for… flood insurance.  You will want to check out what your flood risk is.  You can check that at https://msc.fema.gov/portal/.  You simply input the property address you are interested in knowing about and it will display the flood risks on an interactive map.  Try clicking in the on the “View” or “Download” icon to see the specific flood plains in that area.

Cow Smell in Maricopa AZ. How bad is it?

You may be considering moving to Maricopa, AZ and have heard stories about the “cow smell“.  I have lived in Maricopa since 2011 and have first hand experience with this.  There are two dairy cow farms on the outside perimeter of the city of Maricopa.  One is on 238 and one is on Maricopa-Casa Grande Highway.  In 2011, when I moved here it seemed like the smell was more severe than it is now.  The odor doesn’t linger constantly.  It’s just once in a while when the wind carries it towards the city and gives you a whiff of it.  The heat of the summer can make it worse.  There have been times when it was pretty potent but I have not had that experience in the past two years or so.  All in all, I wouldn’t let me effect my decision to move to Maricopa, AZ.

I know the city is working on resolving the issue more.  Would this affect a decision to live in Maricopa?  For some, it may.  However, if you ask many current homeowners in Maricopa I’m sure they would say it’s just a minor concern and has definitely improved from 5-10 years ago.

My wife and I purchased a home in the Phoenix AZ metro area in 2011. I became an Arizona realtor assisting home buyers and sellers. My wife, Lisa, grew up in Sumatra Indonesia. Before moving to Arizona we lived in New Jersey near Philadelphia. There were quite a few options for Indonesian food and culture. After moving to Arizona we discovered that options were very limited. However, we eventually found a group of other Indonesian friends and even found a great cook who makes Indo cuisine daily.

Buying a Home as a Single Women in Arizona

Should I Buy a Home in Arizona as a Single Woman or Single Mom?

Are you a single woman, perhaps a single mother, living in or relocating to the Phoenix Arizona area?  I know how difficult is to be a single mother.  The bills can be overwhelming, the stress can be intense, worrying about the future can keep you up at night.  Being single is tough to begin with but once you add children into the equation you realize being single is a cake walk.  Now you have to figure in daycare costs while you work, extra food/expenses, and now you have to get a babysitter in order to go out on a girls night (and girls night is highly recommended to keep your sanity).

Buying a Home as a Single Women in Arizona.  Is it right for you?  Sure, it could be rough living but it isn’t in every case.  First off, if you rent then you are probably paying more per month than if you had a mortgage.  For example, a mortgage for $150,000 ($5250.00 down payment) with taxes, interest and insurance included would be about $868/mo.   You can see some differences between buying and renting a home here.  Also, the rent is just throwing away money, where buying a home is building your equity (and future).

I can’t buy a house!  It’s too expensive!

It’s not always a lot of money to buy a house.  There are many different type of loan programs that you may qualify for.  The first step is to speak with a mortgage lender.  They will talk to you about your options for free and see if you qualify for a mortgage by looking at your credit, income, expenses, etc.  These days there’s a chance home buyers can get approved with a credit score as low as 580.

Are you worried about closing costs which are typically 3% of the sales price of the home?  That can be negotiated in an offer on the house you like.  You can ask the seller to pay these costs for you.  Why would they do that?  It’s all in the numbers.   Let’s say they list their home for sale for $150,000.  The closing costs would be about $5000.  If you offered $150,000 on the house with the sellers paying your closing costs they might go for it.  Of course, you’d want to be real meticulous in sculpting your offer with the help of your realtor (me, hehe).

What about a downpayment?  FHA is usually 3.5% of the sales price of the house or 5% for conventional loans.  That means if you get FHA and want a $100,000 you will need at least $3,500.  That’s not far off from deposits required to rent!  AND, there are some loan programs that you can do zero down payment!  So with a zero downpayment and seller paying closing costs you could buy a home for no upfront money.  Well, you’ll need to pay for an inspection but that’s not too much… maybe $350.

You may be thinking about buying a home in Maricopa, AZ but first want to know if there are rattlesnakes.  The answer is YES.  It’s the desert southwest, and there are rattlesnakes in the southwest desert.  I remember not long ago coming home late at night and seeing one crawling down my street.  I couldn’t believe it.  That was the only time I have personally seen one in the wild.

Every so often you hear a story of someone seeing a rattlesnake.  They hibernate during the colder weather and come out at night when it warms up.  When I’ve heard any stories of people finding them in their homes it’s always been in the garage.  It’s a pretty rare occurrence to see a rattlesnake though.  So don’t worry about it too much.

Anyone Missing Teakwoods in Maricopa?

Do you miss Teakwoods in Maricopa, AZ?

I know this isn’t very real estate related but I was just sitting here thinking about when I moved to Maricopa, AZ in 2011.  My sister had already lived here and took my family out to dinner at Teakwoods and we had such a great time.  We threw peanut shells on the floor, ate great food, and had a few drinks.  I was anticipating going there to eat many times in the future in this new town I just moved to.

Relocating to Maricopa from New Jersey was a great move for us, leaving behind the cold winters, high property taxes and high priced old homes in New Jersey.  We started our new lives and I was excited that Maricopa had Teakwoods, Quiznos, Rosati’s Pizza, and Baskin Robbins.  However, not too long after I moved here they all closed.  🙁
