Are you thinking you want to “sell my home in Maricopa Arizona”?  Putting your house on the market is a big decision.  Where do you want to move to?  What will you do?  Can you buy another home while you’re trying to sell the current one?  One thing is for sure… you will want to use a Maricopa real estate specialist (like me) to assist you.

Price: The average home in Maricopa sells within two months.  Pricing is the biggest factor in getting your home sold.  If you price it too high you may not get any showings and the house will sit on the market.  If it’s priced too low you may not be getting the most money out of the sale.  As a Maricopa realtor I will make sure you are informed of the value of your home by running a free home valuation.  I’ll run comparable sold homes in your area so we know what pricing has sealed the deal.  Once you have the estimate on your home value, you can pick the price to list your home in Maricopa.  The pricing is always up to the seller.

GET A FREE MARKET ANALYSIS ON YOUR MARICOPA HOME

Curb Appeal: Now, take a step back and look at your home from a fresh set of eyes.  How does it show?  Will it be vacant while it’s listed or will you still be living there?  I suggest starting at the curb and see what your home looks like from the street.  How’s the paint job?  Is the landscaping neat?  Then enter your front door as if you’ve never seen your home.  How is the paint, does it smell fresh, is it clean, uncluttered?  You should definitely get some of the issues taken care of but I don’t suggest doing major renovations or anything that might be too costly.

Inspection: The next step to sell my home in Maricopa Arizona would be to think about the inspection period.  In Arizona, in the first 10 days after contract acceptance the buyer is allowed to have inspections performed on your home.  To prepare for this, take a look around yourself prior to listing.  Any leaks under the sinks?  Any termite tubes creeping up the foundation outside the perimeter of the house?  Is everything functional… appliances, a/c, furnace, outlets, etc.  If the buyers inspection finds something wrong with the home other than cosmetic items, they may ask you to make necessary repairs.

Costs: What does it cost to sell my home in Maricopa Arizona?  Well, the seller always pays the real estate agent commissions and 6% is the common commission rate.  3% goes to the listing agent and 3% goes to the agent who brings in a buyer.  A sellers closing costs are usually around 1%.  So, that’s 7% of the purchase price of your home.  Then any needed repairs can be included as well.

What’s it like living in Maricopa, AZ?

What’s it like living in Maricopa, AZ?  I can tell you first hand.  I’ve lived here since 2011.  I moved from New Jersey to Arizona, basically because Maricopa was pretty well known during the housing crash of 2008.  My sister lived in Maricopa and bought her home before the home prices took a nose dive.  She told me that all these newer houses were incredibly inexpensive.  So I took advantage and moved across the country to start my life in Maricopa.

I felt like New Jersey was squeezing me out of the state with how expensive everything was.   Property taxes were sky high and I had a mortgage payment I could barely manage to pay.  I knew that Arizona wasn’t so expensive.

So what’s it like living in Maricopa, AZ?  There are plenty of articles about living in Arizona so I’ll try to keep this specific to the city.  See the map below.  Maricopa is at the bottom.  Check out where it is compared to the Phoenix valley area.

Maricopa is in commuting distance to the valley if you work in the Phoenix area.  I don’t have to worry about that though.  I’m a real estate agent in Maricopa so I don’t leave the city too often.  I live, love and work in Maricopa.

What do I do during the week while living in Maricopa, AZ?  Well, in the morning I walk my daughter to school.  She’s in elementary school and the school is within walking distance.  They give out free breakfast to kindergarteners so we sit together before the bell rings and she eats.  Most areas where you live are close to a school.

After that I prepare for my day.  Since my schedule is flexible it can consist of showings, office time, handing out flyers, writing up contacts, etc.  But sometimes my wife has some chores for me!  For food shopping I usually go to Fry’s or Bashas.  They are two supermarkets that are right across the street from each other on John Wayne Pkwy (this is the main road that cuts through town and has a lot of businesses). They have everything you need.  I remember in New Jersey I always dreaded having to deal with huge lines in the market.  However, here, there is usually no more than one person in front of you in line, if any.  It’s very nice.  They also rent out Rug Doctor’s there if you want to steam clean your carpet.  If I just need to pick up one or two items like cold medicine or a birthday card I usually go to CVS or Walgreens.  If I need a bunch of variable things to buy I’ll go to Walmart on Maricopa-Casa Grande highway.

Sometimes I need to fix something in the house like a toilet handle or a door knob.  That’s when I’ll go to Ace Hardware to pick up what I need.  They have all of your basics to make some repairs or for your DIY home projects.

I like to keep our cars clean so when I have take care of that I head over to the car wash on John Wayne Pkwy.  They have plenty of free vacuums to use and the car wash itself is state of the art.  I’ve made a youtube video going through the car wash so if you want to see it.  I have lots of videos of different things to see in Maricopa.

After a day of work and chores I walk back to the school and pick up my daughter and we play until mom gets home.  The nights are very dark.  There aren’t many street lights.  The city likes to keep it that way to make stargazing a better experience.  If you go to a real dark spot on a clear night you won’t believe how many stars you can see.  It’s amazing.

One thing about living in Maricopa, AZ is that I rarely ever use my sweaters and winter jackets that I used so often on the east coast.  They just take up extra space in my closet.  The only time I use them is when I go up to Flagstaff, AZ to see snow.  Flagstaff is a nice place to make a day trip.  It’s only about 3 hours away from Maricopa and offers skiing, snow at times, and a great downtown area.

Other nice day trips from Maricopa are Tucson, Sedona, Tombstone, Prescott, Jerome, Lake Havasu, and the grand canyon… just to name a few.  And some weekend trips or longer trips can be Las Vegas, San Diego, or Los Angeles.

Regarding entertainment, when living in Maricopa, AZ there are fun things to do… movies, bowling, pool, bars, Harrah’s casino, carnivals, community events and restaurants.  Yard sales are very big here.  Every weekend there are signs all over pointing you to a yard sale.  But the Phoenix valley area is always just 20 minutes away if you can’t find what you’re looking for in ‘Copa.  Plus you may see the wild horses by the side of SR 347 as you head up that way.

Relocating from Pennsylvania to Maricopa Arizona

You decided, or plainly have to, relocate from the Keystone State to the desert of Arizona.  Whether you’re from PhiladelphiaPittsburgh or anywhere in between you have to admit it will be a big change.  A little about me… I relocated a few years ago from South Jersey to Maricopa, AZ.  I grew up in New Jersey my whole life.  I graduated from Temple University and worked there in the Boyer College of Music and Dance for 11 years.  It was a big change to relocate to the Phoenix, AZ metro area.  I do miss Philadelphia… the culture, the people, the great food, and I hate to say it but I even miss the cold weather sometimes.

When I relocated to Arizona I bought a house site unseen, drove across the country in a moving truck with one car hitched to the back, flew back to NJ, and drove the second car across the country again with my family.  I wouldn’t want to do that again!  The drive is about 35 hours of driving time.

In Arizona, you will experience beautiful weather year round.  Sure, it can get up to 120 degrees in the summer but there’s practically no humidity.  So it’s not as bad as it sounds.  But for instance, I am writing this on January 19th and it’s a high of 77 degrees today.  Not bad considering all of my friends on Facebook back on the east coast are complaining of ice all over the roads.  If you find yourself missing the cold you can always take a day trip to Flagstaff, AZ and even see some snow.  Check the annual average temperatures here.

Why do people move to Arizona?  It’s a lower cost of living with low property taxes.  The low humidity actual helps some health conditions.  There’s top notch shopping, golf and entertainment.  Beautiful views everywhere you look.  It’s pretty laid back and relaxing.

Have decided to leave the garden state and move out west to Maricopa (or anywhere in the Phoenix area for that matter since I can assist you with your relocation as an Arizona real estate agent).  I did the same thing a few years back.  New Jersey will always be in my heart and I do miss a lot of things:  Going to the Jersey Shore and walking the boardwalk, Atlantic City, day trips to New York City or Philadelphia, the amazing cheesesteaks and pizza, wawa, pork roll, and having four seasons.  Sometimes life takes you in other directions for one reason or another.  I moved to Maricopa (which is in commuting distance to Phoenix) from Delran, NJ.  Of  course you may miss the wonderful things New Jersey has to offer (perhaps a Jersey Devil hunt on Halloween) but there are also many things to look forward to in Arizona.

Most people are curious about the weather when deciding on moving from NJ to AZ.  Yes, it gets very hot for a FEW months during the summer.  It can get up to 120 degrees at times.  But it’s a dry heat so it’s much more comfortable without the humidity.  However, we are very thankful for the invention of air conditioning.  In outdoor areas of malls, shopping centers, and restaurants there are usually mist cooling systems that spray a cloud of mist to keep you comfortable.  Aside from the summer months the weather is BEAUTIFUL the rest of the year.  Imagine talking to your friends back in NJ around February.  They will be shoveling snow while you are frolicking in 70 degree weather.  Did I mention there is rarely a cloud in the sky here too?  You may find yourself missing the snow and if that’s the case you can easily take a day trip north to Flagstaff, AZ and go skiing.  Click here for the average temperatures for Phoenix, AZ.

Do you like to golf, hike, bike, camp, go to a lake?  Do you want to easily take a trip to Las Vegas, the Grand CanyonSan Diego, or Los Angeles?  Do you like authentic mexican food?  Ever seen a real tumbleweed blowing across the road?  Would you like to go to Tombstone and learn more about Wyatt Earp or see some real gold mines?  Do you like to see mountain views practically everywhere?  Do you like high end shopping, resorts and restaurants?  Beautiful scenery?………  Then you will love Arizona!

And don’t worry about daylight savings time.  In Arizona we never have to change our clocks!
