Many people ask me what to expect on their utility bills in Maricopa AZ.  It’s tough for a realtor to answer this question because each home is different.  Some are more energy efficient than others.

The electric company used for most of the homes in Maricopa is Electrical District #3.  Gas is SouthWest Gas.  Water/Sewer is Global Water.  Trash is Waste Management.  Then if you want cable and internet there are a lot of choices.  I use Centurylink for both but if you use Orbitel Communications you get a slight discount if your subdivision comes with the basic cable already included in your HOA which some do.

I am a resident of Maricopa and have lived in two different houses.  My first one I had for about 6 years which was single story (about 1500 square feet) and the utility bills in Maricopa AZ were about $35 for gas, $100 for sewer/water (sewer was the majority of that payment), and electric varied.  The electric was quite inexpensive during the winter months since the furnace ran on gas.  So, for winter the bills were about $70/mo.  In the summer when we were running the air conditioner at a comfortable 80 degree temperature the bills were around $250 at most.

I am currently in a house that is 2200 square feet and it’s two stories.  The electric utility bills in Maricopa AZ for me during the summer were around $450 during the hottest months.  That was running the temperature at 78 degrees.  There is also an irrigation system that waters a backyard full of grass and my water bills are usually $110.

I asked my sister who lives in Chandler, AZ what her utility bills were to compare and she said hers were about the same as mine in a similar size house.

If you’re thinking about purchasing a home in the Phoenix, AZ area you may be wondering how much money you need saved up.  There are lots to consider so let’s go through them.

Let’s first think about down payments.  You can put as much money down as you’d like but in terms of minimums it depends.  FHA loans usually require 3.5% of the purchase price.  If you buy a home for $100,000 you’d need to put down $3,500.  Conventional loans are 5% so that would be $5,000.

However, there are many programs where you can get down payment assistance or get zero down payment.  One of which is the USDA mortgage loan which some areas offer and some don’t.  The down payment could possibly be the biggest chunk of change you’d need to have saved up.  But wait, there’s more to find out on how much does it cost to buy a home in Arizona

Next let’s talk about closing costs.  In Arizona, you can usually count on your closing costs being 3% of the purchase price.  If you bought a home for $100,000 you would pay around $3,000 for these costs.  However, if you don’t have cash on hand when you make an offer you can ask the seller to cover your closing costs.  It’s pretty common.  However, you may want to raise your offer price to make up the difference so the seller doesn’t see your offer as a weak one.

When you get an accepted offer you will put down earnest money.  This proves your seriousness about your decision to buy the house.  If you were to back out of the contract by breaking the terms within you will lose this money.  This usually averages 1% of the purchase price but there is no set figure.  So if you bought a home for $100,000 you would deposit $1,000 into an escrow account with the title company once the offer is accepted.

One thing you don’t want to ignore when wondering how much does it cost to buy a home in Arizona, is the home inspection.  You have 10 days after the accepted offer to do your due diligence and have the home inspected.  The amount of this depends on the size of the home but you can probably count on paying anywhere from $350-$500.  This will tell you everything there is to know about the condition of the house.

Next up is the appraisal.  If you are financing your new home your mortgage lender is going to want an appraisal performed.  They won’t lend more than the home’s appraised value.  In the contract offer you can choose to pay this yourself or ask the seller to pay.  The appraisal can usually cost around $300-$400.

When figuring what does it cost to buy a home in Arizona you’ll want to consider all of these things.  On the high end it could cost about $10,000 out of pocket to get the house.  However, on the low end, it could only cost you under $1500 if you asked the seller to pay the appraisal and your closing costs and got a zero down payment loan.  You would only be paying the earnest deposit and inspection.

When purchasing a FSBO you are working directly with the seller.  The seller isn’t a licensed real estate agent and doesn’t have the code of ethics that realtors do.  Furthermore, it would be like buying a car from someone on craigslist.  They may say whatever it takes to get you to buy.  With realtors there’s trust, disclosure and protection for both parties involved.

Writing an offer:

There’s a lot involved in writing up an offer on a home.  In addition, without using a realtor you may need to have a real estate attorney write up the contract or try to do it on your own.  Also, do you know how to make sure you’re getting a clear title transferred into your name?  What if there are judgements on the title that get transferred to you?  Will you need title insurance?  Just some things to think about.

Who holds the money:

If you pay for an earnest deposit you wouldn’t want the seller of the home to hold on to it in his own bank account, right?  Consequently, you will need to set up an outside 3rd party to set up an escrow account and hold any funds involved until closing.

What’s a CLUE report?:

It is a Comprehensive Loss Underwriting Exchange.  It will tell the buyer if there have been any insurance claims on the property.  For example, if a storm blew the roof off at some point or a tree fell into the house.  You’d want to know, right?  If the seller won’t provide this I’d take it as a red flag.

Concrete Issue in Maricopa AZ

You may have heard that there was a concrete issue in Maricopa AZ.  Basically, they are in relation to the foundations of the homes from when they were built.  The sulfate in the ground absorbs into the concrete foundations and wears it away.  There was a study done on the issue and it the results of the study found that the only subdivision in Maricopa that could be affected by this is Maricopa Meadows.  AMEC Earth and Environmental Inc performed the study and you can see the results in their official document.

In detail, according to the International Building Code, sulfate levels of .1 – .2 can have moderate effect,  .2 – 2 have severe effects and anything above 2 can have very severe effects.  Sulfate levels in the ground in several places in Maricopa Meadows tested as .12, .17, .33, .34 and .03.  Sulfate levels can drastically change from home to home.  Does this cause concern about the concrete issue in Maricopa, AZ?

What happens is when the soil becomes wet the sulfates dissolve in the water and are absorbed by the concrete which dries, then the sulfates attack the materials that hold the concrete together.  There needs to be a cycle of moisture to drying to create the breakdown of the concrete.  Some protective measures would be to make sure sprinklers aren’t spraying near the base of the home.  Also, grading the ground to push water away from the foundation, installing rain gutters, and utilizing sealants on the concrete.  However, homes with this concrete issue in Maricopa AZ should still hold up for over 100 years.

A lawsuit was filed by the HOA in 2010.  In addition it also involved 600 or so of the 1600 homeowners in Maricopa Meadows.  It concluded that the builders were negligent and used an incorrect concrete mixture.   The home builders involved were Brown Family Communities, Courtland Homes, Elite Communities, Frontier Homes, HomeLife Communities, KB Home, Richmond American Homes and Standard Pacific Homes.  Apparently, it ended with the homeowners receiving a check for a few thousand dollars to have epoxy injections into the foundation that is supposed to repair the issue.  There are also water proofing techniques that can help as well.  If you are concerned you should talk to a professional technician who knows specifically about the sulfate issue in Maricopa, AZ.  They can possibly ease your mind with correct repairs.
