Steps to buying a house in Maricopa AZ

How do you get approved for a mortgage?  Well, usually a talk with a mortgage lender will get the process started.  They will ask about your income, assets, debt and your situation in general.  With that information they can provide you with a pre qualification that will let you know how much house you can afford.  It will also enable you to now make offers on homes.

Speaking of finances, it’s a good time to find out what exactly you’ll need to pay for out of pocket to purchase a home.  What are the costs to purchase a home in Arizona?  That article goes into details but to name a few things you MAY have to pay are… earnest money (usually 1% of the offered price) due immediately upon an accepted offer, home/termite inspection, down payment, about 3% of purchase price in closing costs, and appraisal.

However, don’t be thrown off by all these expenses.  When you sculpt an offer you can ask the seller to pay for the appraisal and/or closing costs (called seller concessions).  Keep in mind this will weaken your offer so you may want to balance it out by increasing your offer price.  And there are down payment assistance programs if you qualify.  You would speak with your mortgage lender about that.  Best case scenario, you could purchase a home for just the earnest deposit and if you want the home inspection (highly recommended).

Once you know how much you can afford it’s a good idea to find a real estate agent. They will be able to take you through the entire home buying process.  What should you look for in a real estate agent?  It depends on what you want.  Of course, you’ll want someone who is knowledgeable about the real estate market you’re interested in.  For example, why use a realtor who works in Phoenix when you could use one who lives in and specializes in Maricopa, AZ… like me. 🙂

After you find the realtor you’ll want to work with, it’s time to start looking at Maricopa AZ homes for sale.  Your search should be personalized just for you so you are getting what you need.  Do you need a single story home?  4+ bedrooms?  A pool?  A big or little house?  As much information as you can provide to the real estate agent will be appreciated and make the search much easier.

Real estate is a unique profession.  Your realtor should be loyal to you and you should reciprocate.  It’s not a good idea to seek out other real estate agents or make calls to listing agents on signs of homes you like.  The other agents will see you as their next lead.  You might find yourself bombarded by agents calling you and trying to win your business.  Also, when a realtor is helping you, you have now built an implied agency.  The definition of implied agency is agency relationship created through the behavior (actions or words) of one or both parties.

What is a listing agent and a buyers agent?  When you work with a realtor who is helping you purchase a home that agent is the “buyer’s agent”.  If you are using a realtor to sell your home for you, this will be the “listing agent”.  In some cases a listing agent will personally find a buyer for your home.  That agent will now be a “dual agent”.

Now that you had a little real estate business lesson, let’s get back to you searching homes for sale in Maricopa AZ 85138 and 85139.  After checking out lots of available homes for sale in Maricopa AZ  85138 and 85139 that fit your search criteria and your pre qualification is obtained, it’s time to go see houses in person.  This is the fun part!  It shouldn’t matter if you go look at 3 or 30 houses.  Don’t stop until you find the perfect one.  However, don’t get too attached because you’ll need to see if any other offers are in and you need to get yourself an accepted offer.  It’s best to find about 3 homes you like and put them in order of best to least best so you have backups.

After you found the perfect house and have an accepted offer you are now “under contract”.  This called an escrow period and is where all the fine details are worked out.  The average time to close (aka. get the keys) is 30-45 days.  You will be hearing  a lot from your agent, your mortgage lender, and the title company (aka. escrow company).

The first 10 days under contract are considered your inspection period.  This is when you can have all your inspections on the home to be aware of its condition.  This is optional in most cases but is definitely recommended.  You wouldn’t want to get into your new home and find out you need a new roof and air conditioner right away.  After you’ve completed your inspections you can request to have the seller repair or replace any items of concern.  This is for actual things that affect the functionality of the house, not cosmetic items such as painting or cleaning.

The seller can choose to repair or replace the items you addressed.  Or they could come back and say they can offer a credit at closing to you so you can have the repairs performed yourself.  The inspection period can also get you out of the contract if you disapprove totally of the house’s condition.  However, a common misconception is that you can negotiate the price during this time.  That is not the case.  The inspection period is not a time to renegotiate purchase price.

At closing you won’t be able to get the keys to your new home until the papers are all signed and the deed records with Pinal county.  At that point it’s moving time!  Your real estate agent will get the keys from the listing agent and hand them over to you.  You went from searching homes for sale in Cobblestone in Maricopa AZ to actually owning one.  It is like a breathe of fresh air to finally call the home your own.

Many people ask me what to expect on their utility bills in Maricopa AZ.  It’s tough for a realtor to answer this question because each home is different.  Some are more energy efficient than others.

The electric company used for most of the homes in Maricopa is Electrical District #3.  Gas is SouthWest Gas.  Water/Sewer is Global Water.  Trash is Waste Management.  Then if you want cable and internet there are a lot of choices.  I use Centurylink for both but if you use Orbitel Communications you get a slight discount if your subdivision comes with the basic cable already included in your HOA which some do.

I am a resident of Maricopa and have lived in two different houses.  My first one I had for about 6 years which was single story (about 1500 square feet) and the utility bills in Maricopa AZ were about $35 for gas, $100 for sewer/water (sewer was the majority of that payment), and electric varied.  The electric was quite inexpensive during the winter months since the furnace ran on gas.  So, for winter the bills were about $70/mo.  In the summer when we were running the air conditioner at a comfortable 80 degree temperature the bills were around $250 at most.

I am currently in a house that is 2200 square feet and it’s two stories.  The electric utility bills in Maricopa AZ for me during the summer were around $450 during the hottest months.  That was running the temperature at 78 degrees.  There is also an irrigation system that waters a backyard full of grass and my water bills are usually $110.

I asked my sister who lives in Chandler, AZ what her utility bills were to compare and she said hers were about the same as mine in a similar size house.

If you’re thinking about purchasing a home in the Phoenix, AZ area you may be wondering how much money you need saved up.  There are lots to consider so let’s go through them.

Let’s first think about down payments.  You can put as much money down as you’d like but in terms of minimums it depends.  FHA loans usually require 3.5% of the purchase price.  If you buy a home for $100,000 you’d need to put down $3,500.  Conventional loans are 5% so that would be $5,000.

However, there are many programs where you can get down payment assistance or get zero down payment.  One of which is the USDA mortgage loan which some areas offer and some don’t.  The down payment could possibly be the biggest chunk of change you’d need to have saved up.  But wait, there’s more to find out on how much does it cost to buy a home in Arizona

Next let’s talk about closing costs.  In Arizona, you can usually count on your closing costs being 3% of the purchase price.  If you bought a home for $100,000 you would pay around $3,000 for these costs.  However, if you don’t have cash on hand when you make an offer you can ask the seller to cover your closing costs.  It’s pretty common.  However, you may want to raise your offer price to make up the difference so the seller doesn’t see your offer as a weak one.

When you get an accepted offer you will put down earnest money.  This proves your seriousness about your decision to buy the house.  If you were to back out of the contract by breaking the terms within you will lose this money.  This usually averages 1% of the purchase price but there is no set figure.  So if you bought a home for $100,000 you would deposit $1,000 into an escrow account with the title company once the offer is accepted.

One thing you don’t want to ignore when wondering how much does it cost to buy a home in Arizona, is the home inspection.  You have 10 days after the accepted offer to do your due diligence and have the home inspected.  The amount of this depends on the size of the home but you can probably count on paying anywhere from $350-$500.  This will tell you everything there is to know about the condition of the house.

Next up is the appraisal.  If you are financing your new home your mortgage lender is going to want an appraisal performed.  They won’t lend more than the home’s appraised value.  In the contract offer you can choose to pay this yourself or ask the seller to pay.  The appraisal can usually cost around $300-$400.

When figuring what does it cost to buy a home in Arizona you’ll want to consider all of these things.  On the high end it could cost about $10,000 out of pocket to get the house.  However, on the low end, it could only cost you under $1500 if you asked the seller to pay the appraisal and your closing costs and got a zero down payment loan.  You would only be paying the earnest deposit and inspection.

If you’re looking for luxury homes for sale in Rancho el Dorado in Maricopa AZ, you have come to the right place.  The usually rule of thumb is that the higher priced homes are tucked in the middle of the subdivision where you can enjoy views of the golf course in your upscale new home.  The lower priced homes are around the perimeter.  I own a house on the perimeter. 🙁  lol.  So deep in the subdivision is where you will find most of the higher end homes.

Rancho el Dorado is a desirable subdivision because it (and Cobblestone Farms) are the first two subdivisions you see as you enter Maricopa while heading south on 347.  Cobblestone Farms is on the right and Rancho el Dorado is on the left.  It’s easy access in and out of Maricopa so it’s nice for those who commute into the valley area for work.  Rancho el Dorado has The Duke Golf Course throughout the subdivision which offers nice views of the course.  Plus you can grab a bite to eat at the Silver Spur Grill!  The palm tree lined main entrance has a beautiful lake with fountains and a park. It’s sure to win you over as soon as you enter.  You can find plenty of luxury homes for sale in Rancho el Dorado in Maricopa AZ
