What is the Value of my Home in Maricopa, AZ

At some point as a Maricopa resident you may feel it’s time to either leave the city or upgrade/downgrade to another home in town.  There are many other reasons why you may want to sell your home.  Whatever the case may be, the first step is to determine what your home is worth.

The real estate market is always changing.  Value’s go up and down.  Of course you want to make as much profit on the sale of your house so it’s good to sell when it’s a sellers market.  However, life doesn’t always wait for this when it’s time to make a change.

When determining home value the most efficient way is to have an appraisal done.  However, not everyone wants to pay a few hundred dollars for this and put their faith in their real estate agent to guide them.  A real estate agent will find recently sold homes within a mile or so of your house that are comparable to your own.  They should be similar in number of bedrooms, bathrooms, square footage, single or double story, location, and any special features like a pool or big upgrades.  They throw all of this information into a big machine and out shoots the home value.  I’m just kidding about the machine.

Using this method to find your home’s worth is pretty accurate.  Of course, though, the seller can always list at the price they choose regardless of what the value is.  You may run into some problems if you list for too much unless you get a cash offer.  The issue arises when the buyer is financing and the mortgage lender orders an appraisal to be performed on your house.  If the appraisal comes in lower than the agreed upon sales price the buyer will have to come up with the extra cash to make up the difference since the mortgage lender won’t loan money above what the house is worth.  The other option is for the seller to drop the price down to the appraised value.
